What is QII?   -   Why is it needed?   -    How to get it to pass?

QII (Quality Insulation Installation) insures that two areas of your Residential Construction Project is compliant for:
 
  1.  Proper installation of thermal insulation.
  2.   Proper Air Sealing.
 
Mostly QII is having a certified HERS inspector (not a city inspector) verify that the insulation was installed per the manufacturer’s recommendations.
 
QII is actually required on all new residential  projects in California except for climate zone 7 when the project is analyzed and compliant using the Prescriptive Method.
 
Title24Now uses the Performance Method to comply with the code so that your construction project is not forced into expensive alternatives which may sometimes include QII.  The performance analysis will sometimes remove the QII requirement, thereby saving your project hundreds if not thousands of dollars to meet the QII requirements. 
 
If your project is designated for QII inspection, you will know by looking at the Compliance Report used to obtain your building permit (CF1R). 
 
Unfortunately QII is one of the most difficult inspections to pass.  The reason for this has to do with the lack of details in plans to help the framers prepare for proper methods, lack of experience on behalf of the insulation labor, high turnover in the insulation installation field and fact that this is a fairly new approach at achieving a high efficiency construction project. 
 
Title24Now can help solve those issues through preventative planning.  We offer advice to the designer/architect so that your builder can respond with efficiency.  We look at the cost of QII Requirements and determine whether other alternatives are more economically efficient. 
 
How do I pass my QII and get my project released for final inspection?
 
Once you have installed your insulation per manufacturer’s specifications, contact us to schedule a Certified HERS Rater inspection.  There, we will determine whether your building has been properly insulated and sealed.  If there are any issues, we will instruct you or your contractor as to what needs to be done and a return inspection is free so that you can complete your final inspection!

We will generate the CF3R Report and help you or your contractor fill out the CF2R installation report that must be signed by the owner or installer. 
 
Then you present these documents to the building inspector for your final release.
